Cancellation Policy and Terms & Conditions
1. House Rules
- Check-in: From 3:00 PM onwards.
- Check-out: By 11:00 AM to allow time for cleaning.
- Quiet hours: Strictly observed between 12:30 AM and 8:00 AM, out of respect for our neighbours in the valley.
- No smoking: Absolutely no smoking, vaping or e-cigarettes inside.
- No parties: Parties, events or commercial filming are not permitted without prior agreement.
- Occupancy limit: Only the registered number of guests are permitted on site.
- No pets: Animals are not allowed anywhere on the property.
2. Payment
- Deposit: A non-refundable deposit of 25% is required to secure the booking.
- Balance: The remaining balance must be paid in full 14 days before arrival.
- Late payment: Late payments may result in automatic cancellation of the booking.
3. Cancellation Before Arrival
- Full refund: Only if cancelled within 48 hours of booking, provided the check-in date is at least 14 days away.
- 50% refund: If cancelled at least 7 days before check-in.
- No refund: Cancellations made less than 7 days before check-in.
4. Leaving Early or Cancelling Mid-Stay
Short stays (under 28 nights): Once check-in has taken place, the booking is fully active. If you shorten your stay or leave early for any reason, you are charged 100% for all nights booked, including unused nights. The cleaning fee is not refunded, as a full clean is still required.
Long stays (28 nights or more): If you cancel mid-stay, you pay for all nights stayed plus an additional 30 nights from the date you cancel. If fewer than 30 nights remain on your booking, you pay for 100% of the remaining nights.
This applies to early departures for personal reasons, including but not limited to:
- Change of plans: Changes to flights, itineraries, work schedules or personal commitments.
- Personal emergencies: Illness, medical emergencies or unexpected events requiring a return home. We strongly recommend independent travel insurance to cover these risks.
- Dislike of the property or location: Including the layout, surroundings, weather or normal countryside noise.
- Eviction for breaking the house rules: See section 6.
5. Exceptions
A partial or full refund for remaining nights will only be considered in these cases:
- Rebooking: If you give immediate written notice of an early departure, we may try to re-let the vacant dates. If they are rebooked, a refund of the amount recovered (minus a 25% administration fee) may be issued.
- Major outages: If the property becomes uninhabitable due to a utility failure within our control (for example, complete loss of water or power for more than 24 consecutive hours) and we cannot provide a suitable remedy or alternative accommodation.
- Force majeure: Evacuation ordered by local authorities due to a sudden natural event (for example, severe flooding) making access to the property impossible.
6. Guest Conduct and Eviction
- Eviction: Breaking the quiet hours, occupancy limits or no-party rule may result in immediate eviction, with no refund for remaining nights.
- Access: The host may enter the property for emergency maintenance at any time.
7. Damage and Liability
- Damage: Guests are financially responsible for any damage, missing items or excessive cleaning required.
- Valuables: The host accepts no liability for loss, theft or damage to guests' personal property.
- Safety: Guests use the property, amenities and shared spaces at their own risk.
